Tim Hortons Oakville Expansion

Owner: The TDL Group Corp

Architect: Richard Ziegler Architect Inc

Design Builder: DeMan Construction Corp

Construction Value: $8,410,000

Tim Hortons is expanding its fruition production by 41,000 square feet, and ensuring its success involves careful coordination. Central to this effort is JVF, the Owner's Representative, tasked with safeguarding Tim Hortons' interests throughout the project.

  • Project Oversight: JVF will assume overall responsibility for the project's execution, from conceptualization to completion. JVF collaborate with architects, engineers, contractors, and other professionals to translate Tim Hortons' expansion vision into tangible outcomes. JVF will set up a RASCI (this will be refined through follow up meetings with internal and external project stakeholders)

  • Budget Management: JVF will keep a watchful eye on financial matters; as the Owner's Representative meticulously manages the project budget, ensuring that expenditures remain within predefined limits. We will evaluate cost estimates, track expenses, and implement cost-saving measures without compromising on quality or timelines.

  • Risk Mitigation: Anticipating potential risks and challenges is integral to our role as Owner's Representative. We will proactively identify, assess, and mitigate risks, whether the risk pertains to regulatory compliance, scheduling conflicts, or unforeseen circumstances. JVF will set up a Risk Register (Early draft identifying risks in procurement, stakeholder management and design)

  • Schedule Management: As the Owner's Representative, we monitor the project schedule. Including Key milestones tracking and a high level/workback schedule.

  • Stakeholder Coordination: Effective communication and collaboration are the cornerstones of successful project delivery. The Owner's Representative fosters productive relationships with internal and external stakeholders, including Tim Hortons' leadership team, employees, government agencies, vendors, and community members, fostering a conducive environment for collaboration and consensus-building.
